The Housing programs help people with a variety of housing goals and needs. For some clients, keeping their home and avoiding foreclosure is a challenge. We can help via our foreclosure prevention counseling, where we look for programs that help people keep their homes. Others may be preparing to buy a home for the first time, and we can help them too with our pre-purchase counseling and Essentials for Buying your First Home program. We also offer reverse mortgage counseling, rental counseling, and a few other services, programs, and educational opportunities.

Legal problems handled involve basic needs such as housing, health care, food and income. Focus is on entitlement programs such as public assistance, Medicaid, food stamps and SSI as well as on housing problems involving evictions, foreclosure and poor housing conditions. Specialized units include Mental Health Law Project, SSI/Disability Advocacy Project, Domestic Violence Project, Pro-Bono Project, HIV Advocacy, disability discrimination, adult home advocacy, veterans. senior citizens, and homecare advocacy.

The Housing Unit offers comprehensive social services to families and individuals facing potential homelessness. Housing staff coordinates with family members, landlords and attorneys to avert impending evictions, negotiate payment of rent arrears and explore housing alternatives.-Emergency shelter placement is provided when necessary. Emergency Family Shelter is for families. Referrals to other DSS or County Units are made as needed.

Legal Services of the Hudson Valley provides walk-in service at any of the offices. If you have a warrant of eviction from a marshal or a sheriff, have been denied emergency food stamps by the local Department of Social Services, or have a notice of utility cut-off, you may you may walk into any of the offices.

Housing is provided for eligible homeless applicants. Hotel vouchers are granted only when the county shelter is full. Collaboration of agencies provide these services (Ex. Catholic Charities, DSS).

Assists in resolving landlord-tenant issues and identify legal and other resources that may be helpful. Also provides guidance on household budgeting and energy conservation and information and referrals to other agencies that might best assist with a client’s needs, including assistance with applying for HEAP or other benefits as eligible.

Households are counseled on restructuring debt, establishing reinstatement plans, foreclosure prevention strategies, loan forbearance, management of household finances, obtaining rental subsidies, landlord and renter rights, the eviction process and locating alternative housing. Financial assistance also consists of security deposit assistance, rent payment assistance, and assistance with back utilities and back rent. Transitional housing is located in Almond and is only for individuals or families who are facing homelessness.
